A WAREHOUSE OF REAL ESTATE DEVELOPMENT COMPANY IS REQUESTING SUBDIVISION FINAL APPROVAL FOR WEST NEWBURN, PHASE TWO.

AND CHARLIE, I PROPOSED FINAL PLAN FOR 58 LOTS LOCATED ON 18.48 ACRES.

THE PROPERTY'S LOCATED ALONG ANG DRIVE IN THE WEST NEWBURN COMMUNITY.

UH, THE EXISTING ZONING ARE SIX, AND YOU ALREADY MENTIONED THE SIZE IS 18.48 ACRES 56 LOTS.

UM, IT DOES INCLUDE 6.89 PLUS MINUS ACRES OF OPEN SPACE, UH, 2,113, PLUS OR MINUS LINEAR FEET IN PROPOSED STREETS.

AND IT'LL USE THE CITY OF NEWBURN UTILITIES.

UH, THIS GIVES YOU AN AERIAL OVERVIEW WITH THE STREETS KIND OF OVERLAID, UM, ON TOP.

AND IT'S THE AREA THAT WE'RE TALKING ABOUT ARE THE, UH, AREAS ALONG THE STREETS WITH THE YELLOW ARROWS POINTING TO THEM.

AND WE'LL SEE THE PLAN IN A MINUTE.

BUT ONE THING TO NOTE IS HOW IT CONNECTS TO THE EXISTING STREETS, UM, IN THE UPPER LEFT, WHICH IN THE AERIAL NOT YET EXIST, BUT IN THE, DO INDEED EXIST ON THE GROUND, UH, AS WELL AS THE, UH, KIND OF CURB LINEAR OR WAVY STREET AT THE BOTTOM, WHICH, UH, IS SHOWN IN THE AREA.

SO, UM, THIS IS NOW THE, UH, FINAL FLAT OR FINAL PLAN FOR THIS.

AND WE'RE TALKING ABOUT THE LOTS IN THE WHITE AREA.

THE LOTS IN THE UPPER LEFT GRAY AREA, UH, WERE PREVIOUSLY APPROVED.

UH, AND THE ONES IN THE LOWER RIGHT GRAY, UH, HAS NOT YET BEEN APPROVED, WOULD BE POTENTIALLY THE NEXT ONE.

UM, SO, AND YOU SHOULD HAVE ALL RECEIVED IN YOUR PACKET THAT AS A LARGER, UM, HI.

SO OUR STAFF, THE STAFF REC YOU READ? YES, SIR.

WITH THE STAFF RECOMMENDATION FOR WEST NEWBURN PHASE TWO, 140 LOCKS ON 441 POINT 10 ACRES, RECEIVED GENERAL PLAN APPROVAL FROM THE CITY OF NEWBURN PLANNING AND JONING BOARD ON APRIL 5TH, 2022.

STAFF HAS REVIEWED THE PROPOSED SUBDIVISION OF FINES THAT ALL TECHNICAL AND LEGAL REQUIREMENTS FOR GENERAL SUBDIVISION PLAN APPROVAL HAVE BEEN SATISFIED ACCORDING TO THE CITY OF NEWBURN LAND USE ORDINANCE.

THEREFORE, FINAL SUBDIVISION PLAN APPROVAL OF WEST NEWBURN PHASE TO B AND C IS RECOMMENDED THE PERFORMANCE BOND HAS BEEN ACCEPTED BY THE CITY ATTORNEY.
